OUR Process
BUILDING PROCESS
Quality Control & Assurance
At D. Joseph Construction Co., quality is built into every phase of the project from preconstruction planning through final completion. Our project management team takes a proactive approach to quality assurance by carefully reviewing project details, coordinating with design professionals, and working closely with subcontractors to ensure that every component is constructed to meet or exceed project requirements.
Throughout the design process, D. Joseph Construction participates in design meetings to review project details, discuss constructability, and provide recommendations on materials, systems, and construction methods that enhance long-term performance and value. During the design development phase, our team conducts a detailed review of critical building systems, with special attention given to the building envelope, roofing, waterproofing, windows, and exterior cladding systems. Recommendations and constructability feedback are shared with the design team to help identify and resolve potential issues before construction begins.
Preconstruction Quality Planning
Prior to awarding subcontract agreements, D. Joseph Construction clearly communicates project quality expectations and performance standards. These requirements are incorporated into subcontract agreements and reinforced through preconstruction meetings with trade partners.
For critical building components, including roofing systems, windows, flashing details, waterproofing assemblies, and exterior cladding, we conduct coordination meetings to review installation requirements, sequencing, and quality expectations before work begins. This collaborative process helps ensure consistency and accountability among all project stakeholders.
When required, mock-ups are developed and reviewed to establish workmanship standards, verify design intent, and evaluate material selections. These mock-ups serve as valuable tools for quality verification and aesthetic review before full-scale installation proceeds.
Construction Phase Quality Control
Throughout construction, D. Joseph Construction performs ongoing inspections of work in place to verify compliance with project specifications, manufacturer requirements, and industry best practices. Special attention is given to building envelope components where proper installation is critical to long-term building performance.
Our team coordinates inspections, reviews critical details with subcontractors, and documents quality control observations throughout the project. Where appropriate, field testing and verification procedures may be performed to confirm the performance of roofing systems, waterproofing assemblies, windows, flashings, and other critical building components.
Project Closeout & Owner Support
As construction nears completion, D. Joseph Construction conducts comprehensive pre-punch list inspections to identify and address outstanding quality items prior to final turnover. Our goal is to deliver a finished project that meets the highest standards of workmanship and owner satisfaction.
Upon project completion, we provide thorough owner training on installed equipment and building systems. Complete Operation and Maintenance Manuals, warranty documentation, and closeout materials are assembled and delivered to ensure owners have the resources necessary to effectively operate and maintain their facility for years to come.
OUR Process
INTEGRATED PROJECT DELIVERY
Allowing D. Joseph Construction to be involved in an integrated process during preconstruction will result in a much improved quality job and financial success in terms of meeting a budget. In addition, it helps communicate the project goals at a very early stage in the process.
Throughout the entire pre-construction process, value is a continuous driving force. D. Joseph Construction has earned a reputation for giving value back to our client, while both maintaining high quality and minimizing real costs. We take constructability measures, cost, time, operation costs, maintenance costs, quality and value into account when calculating value engineering options. In other words, we consider long term payback and how the particular item would enhance the building overall as opposed to purely cutting components from the design to save money.
